—Please, be sure to read what are you are getting into, this is a REIT, it’s essentially buying positions in a stock, but what the company does is real estate management and the investment side of things. You are not to have access to money at all times, you are locking it in for periods at a time be sure to know your terms and don’t give bad reviews because you didn’t read and thought you could withdraw your money at any time, which you can’t! I don’t know about everyone else but my investments are in it for the long haul, it’s a nest egg, not a checking account. It’s a shame such a good tool for intermediates lost a star on the App Store due to ignorance. Thanks!

Like many of these new real estate apps, it’s nice to be able to buy “real estate” with these apps in low dollar amounts. However, the issue with them all is you own phantom real estate. You only own shares in an LLC—you never actually own a part of the deed. But it’s still an interesting way to diversify. However, unlike the other real estate investment apps, HappyNest locks your money up in six month tranches. If you need money, you can only make a request twice a year at their designated time. Not helpful if you need the money in an emergency. At least with the stock market, you can sell at anytime. And with true real estate, you could sell via the open market within a few weeks (if you really had to) and close a few weeks later. Or get a home equity loan. But here, it’s 5% APR and your money is hostage. Some more liquid real estate apps include Landa, FundRise, and ConcREIT. They too each have their issues, but I’m more comfortable investing my money into apps which include an easier withdrawal process. If HappyNest offered 8%+ Annual ROR, then maybe the six month lockup could be justified. But it’s 5%. You get much higher with Landa, and it appears FundRise and ConcREIT. HappyNest needs to either allow more efficient withdrawals or dramatically increase the ROR. Until then, it’s a very UnHappyNest.

Hi Monroe. When you invest with HappyNest, you can request an early share redemption at any time. That being said, we're incredibly transparent about our share redemption process, which includes a minimum holding period of six months from your first investment, and we ask all new investors to sign off on that process before they make their first investment. No investment is made in our app without an investor agreeing to this. It's odd that you would sign off on this and then complain about it here, but we're bummed you're not enjoying our service either way.

Commercial real estate grows low and slow, so it's a long-term investment utilizing compound interest. This is less 'get rich quick' and more a stable solution for your financial future.

I have had an investment account for several years, everything was great and the returns were steady. In April this year, they stopped us from being able to edit our investment due to maintenance and this is still ongoing as of October, 6 months later. When I tried to withdraw from my account in July, I was told that the board takes a vote and approves all redemptions during their quarterly meeting, the next one was September 30th. This was frustrating as I was wanting to use that money to move. So I waited until September 30 and on October 2nd, I received an email that the board was postponing all redemptions until December 31st. Holding people’s money hostage is unacceptable, money is tight for everyone, what if accessing an investment is what stands between someone becoming homeless or not? Most people are one bad paycheck away from this situation. Waiting 5-6 months is not okay.

UPDATE:
It is now 1/21 and I still have not received my money from my initial request in July with no real update in sight. What a joke, HappyNest am I ever going to get my hard earned money back? This is starting to feel like a scam.
