UpNest is a friend to sellers.

As a Broker in the business since 1999. It is super refreshing and a huge blessing to be affiliated with a platform that has the best interest of the seller in mind. How that translates is they help find the seller the best representation for their highest and best returns. Nit like other big names in the business looking to put their hands in seller’s pockets and take their equity.
When a seller is well educated on how to win in the RE market by well seasoned agents that have the sellers back, the results will always be a win!

Terrible

I wish I could give this lead service 0 stars.
They sold me into buying the leads, however failed to mention that some leads aren’t real (fake names such as Godspower, Hainan, and Hadden). They want you to think they will be sending you 4-6 leads a month, but really what they are doing is taking your money and sending “proposals” to these people who then pick from you and several other agents. They also fail to mention that not only are they taking a 30% split, which gives me only 40% of the commission after upnest and my brokerage take their cuts. But on TOP of that, they force you to give a cut to the lead in order to coax them into using them! This was not explained to me and I’ve never heard of having to give the buyer or seller a portion of the sale. I usually give them gifts at closing, but it doesn’t come close to a portion of my commission! Then, when I asked to cancel the service, they told me I signed a year contract and have to buy out 45% of the contract in order to cancel. I’ve had this for over 3 months now and only have 4 phone numbers, and none of them have answered. I HIGHLY recommend just not paying for leads. It’s not worth it and you will have MUCH better luck on social media.

This app is the problem with our market. Offering commission refunds to buyers? Competing against other listing agents commissions for a seller, offering to take a low commission just to get the lead? Offering free services to sellers such as professional photography and landscaping services. I have never heard of these things in my life and cannot believe you are setting us agents up for such failure like this!! Commission is how we make our living, it’s how we pay our bills. Sure if a client cannot afford to pay me my full
Commission and I need to work with them at the end of the day that’s completely different than selling myself short right off the bat. Offering to give a buyer some of my commission just to simply get the lead? Aweful just aweful. You should be ashamed of yourselves.

UpNest cuts your referral fee in half for buyers that use UpNest.com so you can utilize that money for the buyer! It works beautifully. On the sell side, we want you to be able to show the value you have for the commission that you charge. It is our sales team's job to provide agent options for sellers and encourage them to meet with a couple of you. Often times a higher commission agent is able to net more profit for the seller. The seller simply needs to see how, which you should be able to overcome at your listing appointment.
